The part that catches people: jantri value
Duty is not simply a percentage of what you agreed to pay. It is charged on the consideration or the jantri value, whichever is higher. The jantri is the government's assessed market value for the area.
Where jantri values have been revised upward and a negotiated price sits below them, duty is assessed on the higher figure. On a large parcel that difference is not academic. Check the jantri value for the specific survey number before you finalise your budget, not after.

On a consideration of ₹9 crore, where the jantri value is not higher:
