Eligibility
Who can buy agricultural land in Gujarat?
Agricultural land in Gujarat may generally be purchased only by a person who already holds agriculturist status, evidenced by an agriculturist certificate (khedut kharai certificate). At Tranquil Farms the buyer must be an individual holding a valid Gujarat agriculturist certificate from any district.
Can a non-agriculturist buy here?
No. There is no waiver. A buyer without agriculturist status cannot purchase a plot at Tranquil Farms.
Can an HUF, company, LLP or partnership firm buy?
No. Plots are sold to individuals only.
Can an NRI buy?
An NRI who already holds Gujarat agriculturist status may be eligible, subject to their own FEMA and legal verification. An NRI acquiring fresh agricultural land is generally not permitted.
Does the certificate need to be from a particular district?
No. Any district in Gujarat is acceptable.
Will Radhe help verify my eligibility?
No. Buyers must confirm their own status with their advocate.
Land, villa and construction
How much construction is allowed on agricultural land in Gujarat?
Construction is limited under the General Development Control Regulations. At Tranquil Farms the permissible construction is 5% of the plot area, 250 sq yd on a 5,000 sq yd plot, approximately 2,250 sq ft. The villa is built to 2,275 sq ft carpet area.
How big is the plot?
Plots start at 5,000 sq yd and sizes vary slightly across the estate. The estate covers 96,595 sq yd in total across 19 plots.
Can I customise the villa or build larger?
No. The design and built area are fixed. Specification upgrades are undertaken by the buyer after possession.
Is the villa Vastu compliant?
Yes.
What is not included?
The villa is handed over as a finished shell. Modular kitchen, wardrobes, air conditioning, designer lighting, private landscaping and any private pool are excluded.
Is there a water connection?
There is no municipal supply. Each plot has its own borewell, water tank and septic tank.
Cost and payment
What is the total cost?
Approximately ₹11.56 crore all-inclusive for a 5,000 sq yd plot with a completed villa, before stamp duty, registration and documentation charges.
What is the stamp duty on agricultural land in Gujarat?
Stamp duty is currently 4.9% with registration at 0.01% and documentation charges of approximately ₹10,000, payable by the buyer in addition to the quoted price. Confirm the applicable rate at the time of registration.
Is GST applicable?
GST is not applicable on land cost. GST at 18% applies to the land development component.
Can I take a loan?
The land component is not loanable. Only the construction component may be financed, subject to your own bank’s terms. Radhe does not arrange financing.
What is the payment schedule?
A booking amount of 10%, land over approximately 2 months and construction over approximately 4 months, in equal instalments. Construction begins after the token amount is received.
What are the ongoing maintenance charges?
A maintenance deposit of ₹200 per sq yd is payable on purchase, approximately ₹10 lakh on a 5,000 sq yd plot. The ongoing monthly charge has not yet been finalised.
Legal and title
Is Tranquil Farms RERA registered?
No. This is a sale of agricultural land together with a separate construction agreement, not a RERA-registrable residential project. Buyers should take independent legal advice on what that means for them.
What documents can I inspect?
The 7/12 utara, encumbrance certificate and survey numbers are made available once a plot is finalised. A title clearance certificate from a lawyer is available on request.
Is there any litigation on the land?
Radhe Developers confirms there is no past or present litigation, dispute or pending notice on the land. Verify this independently through your own advocate.
When is the sale deed registered?
After completion of full payment of land, construction and other charges.
What is the defect liability period?
One year from handover. The villa is inspected with you before handover.
Use and resale
Can I rent the villa or run it as a homestay?
No. Renting, homestay use and commercial leasing are prohibited. There is no rental yield associated with this purchase.
Is there a lock-in before resale?
No lock-in period applies.
Are there restrictions on resale?
Yes. Resale must be to a buyer who is themselves eligible to hold agricultural land in Gujarat. Developer NOC for resale is issued immediately on request. The transfer or NOC fee has not yet been decided.
