The 5% rule
Why the villa is exactly this size.
Agricultural land in Gujarat cannot be built on freely. Construction is permitted on a limited proportion of the plot under the General Development Control Regulations. At Tranquil Farms, 5% of the plot area.
The arithmetic is worth doing yourself, because it explains the villa entirely. Five percent of 5,000 square yards is 250 square yards. Two hundred and fifty square yards is 2,250 square feet. The villa is built to 2,275 sq ft of carpet area. It is sized to the regulation, not to a marketing figure.

You may see a figure of 3,420 sq ft quoted elsewhere as super built-up area. We publish carpet area on this site, because carpet area is the figure that reconciles against the 5% allowance and it is the space you will actually occupy. Ask for both figures in writing before you sign anything.

How much construction is allowed on agricultural land in Gujarat?
Construction on agricultural land in Gujarat is permitted subject to the General Development Control Regulations, which allow building on a limited proportion of the land area. At Tranquil Farms the permissible construction is 5% of the plot area. On a 5,000 sq yd plot that is 250 sq yd, or approximately 2,250 sq ft, which is why the villa is built to 2,275 sq ft carpet area.
Can I change the villa design or build a larger villa?
No. The villa design and area are fixed. The layout cannot be customised before handover, and the built area cannot be increased. Specification upgrades are undertaken by the buyer after possession.
Is the villa Vastu compliant?
Yes. The villa is designed in compliance with Vastu principles.
What is not included in the villa?
The villa is handed over as a finished shell. Modular kitchen, wardrobes, air conditioning, designer lighting, private landscaping and any private swimming pool are not included and are undertaken by the buyer after possession.
