Can an NRI buy agricultural land in Gujarat?
Usually not. There is one route that may apply to you, and it depends entirely on land you already hold.
The position
Under FEMA, a Non-Resident Indian generally cannot acquire fresh agricultural land, plantation property or a farmhouse in India. This is the default, and it catches most NRI buyers who approach a project like this one.
The route that may be open to you runs through land you already hold. An NRI who already holds Gujarat agriculturist status, typically through ancestral or previously acquired agricultural land in the state, may be eligible to purchase at Tranquil Farms. What to establish before you go further
- Whether you currently hold valid Gujarat agriculturist status, and can evidence it
- Your 7/12 utara and 8-A khatavahi for any land held in your name in Gujarat
- Your position under FEMA given your current residency status
- Whether the purchase can be completed remotely or requires attendance
- How funds will be remitted and through which account
Two things that often change an NRI buyer's mind
The land cannot be financed. Agricultural land is not loanable. Approximately ₹9.75 crore of land and development cost must be funded without institutional debt. Only the construction component may be financed.
The villa cannot be let. Renting, homestay use and commercial leasing are prohibited. If the property would sit empty for most of the year, that is a cost with no offsetting income, and it should be weighed honestly against the case for buying.

Can an NRI buy agricultural land in India?

Can I complete the purchase from abroad?
Documentation and registration requirements are handled locally and may require attendance or a valid power of attorney. Radhe Developers does not undertake eligibility verification, so an NRI buyer should appoint their own advocate in Gujarat early in the process.
Can I rent the villa out while I am abroad?
No. Renting, homestay use and commercial leasing are all prohibited at this estate. The villa is for the owner’s own use. This is worth weighing carefully if the property would otherwise sit unoccupied for long periods.
