If the 7/12 is about a piece of land, the 8-A is about a person. That distinction does more work than it appears to.

When you apply for an agriculturist certificate, the 8-A is doing the heavy lifting. It is the record that shows agricultural land stands in your name at all.

Where to get one
Extracts are published through the Gujarat land records service, most commonly reached as AnyROR, and are available at e-Dhara centres and the Mamlatdar office. Online copies are useful for checking. A transaction generally requires a certified copy, and the two are not interchangeable at the sub-registrar's office.
Using it as a cross-check
When you are buying, ask for the seller's 8-A alongside the 7/12 for the parcel. The holdings should reconcile. A parcel that appears on the 7/12 but not on the 8-A, or an area that does not match, is a question worth answering before money moves rather than after.
One caution that applies to both records. These are revenue records, not a guarantee of title. They reflect what the authorities have recorded, which is not always identical to the legal position. They are the beginning of a title investigation, not its conclusion.
